Mr. Delnore is a litigation attorney concentrating on complex civil cases including construction and insurance coverage disputes. In the construction field, Mr. Delnore has worked on tort and contract litigation arising from many different projects and involving various specific issues, ranging from performance to payment. Mr. Delnore’s expertise in insurance coverage is broad and includes a variety of first- and third-party coverages including builder’s risk, property, commercial general liability, products & completed operations, environmental, title, professional liability, cyber risk, directors & officers, and employers’ liability. He has represented a variety of clients ranging from individuals and small businesses to Dow 30 corporations, in industries including construction, manufacturing, oil & gas production, midstream, hospitality, financial services, and storage. He has been responsible for matters ranging in size from thousands to billions of dollars.   

Mr. Delnore has extensive experience in all aspects of state and federal civil litigation, from pre-complaint strategy through discovery and motion practice and trial to appeals and collection. He has appeared in state and federal trial and appellate courtrooms across Pennsylvania and in other states. He also has significant experience in various forms of nonjudicial dispute resolution such as arbitration, mediation, and direct negotiation. In addition, he has managed many electronic discovery projects, always prioritizing efficiency and value while complying with legal and professional standards.

Apart from his civil litigation work, Mr. Delnore has maintained an active pro bono practice representing underserved clients including domestic violence victims, incarcerated persons, and juvenile offenders. He is especially proud of his work representing individuals who were unconstitutionally sentenced to life without parole for offenses committed when they were minors.

Representative Engagements

  • Represented prime contractor on two high-rise projects in arbitration to recover from subcontractor default insurer and in related subrogation litigation against defaulting subcontractor.
  • Represented prime contractor on major rail infrastructure project in series of mediations and arbitrations to resolve disputes with owner over increased costs and delays.
  • Represented prime contractor on underground infrastructure project in insurance coverage litigation.
  • Represented prime contractor in litigation with subcontractors over responsibility for compensation to injured construction worker.
  • Represented homeowners in litigation against builder, seller, and real estate agent regarding failure to complete construction.
  • Represented homebuilder and real estate agent in litigation with homeowners over alleged construction defects.
  • Represented a bank in receivership and foreclosure actions involving more than $17 million in loans secured by rental properties, successfully obtaining possession of the four properties through foreclosure proceedings.
